About this tool

This calculator measures the return on an investment that has both a final value and optional recurring monthly cash flow. It reports simple ROI, annualized ROI based on your holding period, the payback period covered by cash flow, and a profit multiple, then stress-tests the result with return up and down 10% and cash flow up 20%. Scenarios export as CSV.

How to use

  1. Enter the Investment cost and the expected Final value.
  2. Set the Investment period months to your holding period.
  3. Add any Monthly cash flow the investment produces and the Reinvested cash flow % you plow back in.

Frequently asked questions

How is annualized ROI computed?

The total return (final value plus all cash flow) is divided by cost to get an ending multiple, which is then raised to the power of 12 divided by your months and reduced by 1. A 35% gain over 12 months annualizes to 35%; over 24 months it annualizes to about 16%.

How does monthly cash flow factor into ROI?

Cash flow times the number of months is added to the final value to form the total return. The reinvested percentage splits that cash flow into kept versus reinvested amounts for reporting, but both count toward the return.

What is the payback period shown?

The number of months of cash flow needed to cover any part of the cost not already recovered by the final value. If there is no recurring cash flow, the result says so instead of showing a period.

What scenarios are in the table?

Your inputs plus three variants — final value up 10%, final value down 10%, and cash flow up 20% — each with total return, profit, ROI, and annualized ROI.

Does this account for the time value of money?

No. It is a simple ROI model, not a discounted cash flow analysis, so it will overstate attractiveness compared with an NPV or IRR calculation for long horizons. Treat results as estimates, not investment advice.
